Honey Creek Ridge HOA E-Newsletter

Greetings from the Honey Creek Ridge HOA Board!
The Honey Creek Ridge Homeowners Association Board is made up of volunteers – your neighbors who also live in Honey Creek. Like you, we want to keep our neighborhood running smoothly, safe from crime, and looking good in order to maintain a high quality of life and preserve the value of our homes. We hope this newsletter will provide you with valuable information and resources.

Projects Requiring HOA Approval
Spring is here and many of us are planning home improvement projects! In order to maintain consistency and high quality esthetics of the homes in our neighborhood, HOA approval is required prior to building fences, decks, patios. sheds, putting on a new roof, major landscaping changes, painting exteriors of houses, etc. If you're planning to paint the exterior of your house, you can choose your own colors and submit them to the HOA Architectural Committee for approval OR you can look through our notebook of pre-approved color schemes. Attached are (1) the Property Improvement Request Form, and (2) The Notice of Completion Form. Please allow up to 20 days for the approval process. Click Here for more information. If you have questions, please contact Rudy Case, head of the architectural committee at honeycreek.acc@gmail.com

Sidewalks
The City of Renton has installed asphalt wedges in some of the major gaps in the sidewalks around the neighborhood. This has been done to help prevent trip hazards where the sidewalks have raised due to overgrown tree roots. The City has also marked, in white paint, additional areas that are potentially hazardous. The Honey Creek Ridge HOA is in conversation with the City regarding this issue and will keep Honey Creek homeowners updated.

New Arborvitae to be Planted
At the end of NE 26th Court, 19 new arborvitae trees/bushes will be planted along the chain link fence. This will provide a greenery screen in front of the fencing and the lower retention pond. Our landscape company, ProGrass, will also be adding irrigation lines (from our existing irrigation system) to keep the arborvitae well watered during the hot summer months.

Real Estate Signage in Honey Creek
If you're selling your house please do NOT put real estate pointer signs around the neighborhood.  This is in accordance with Honey Creek CC&R 5.10. Of course, you may have a For Sale sign on your property, and if you're holding an Open House, you may put up signs for that day. But please do not leave pointer signs around the neighborhood on an ongoing basis. Thanks for helping keep our neighborhood looking great and not cluttered with signage.

Volunteer With Your Neighbors at Sierra Heights Park
Join together and help clean-up Sierra Heights Park. Meet your neighbors, clean up our local park, and help your community thrive! Families, individuals and groups are welcome.

- Tools will be provided by the King County Parks Department.
- This is a community service event that neighborhoods are required to do in order to have the City of Renton host a picnic in their neighborhood in the summer.

Plastics and pollutants in Honey Creek Neighborhood & Beyond
(thanks to Ellen Tennis, a Honey Creek homeowner, for submitting this information)

Plastics are extremely useful products, but because we use them so much, we are severely damaging our environment. Many plastics are now designed to break down. The impression that consumers are given is that these plastics biodegrade and we imagine that to mean that they become something that can integrate into dirt. They don't. The plastic stays as micro bits of plastic that flow into our waters and are eaten by fish and smaller organisms. The chemicals screw up their biological processes and move up the food chain doing the same all the way to us. We can all do more to protect our environment and ourselves from the harmful effects of plastics and polluted water that run into our storm drains.

One thing we can do is help keep the water running into our storm drains as clean as possible. It goes UNTREATED into our wetlands, reservoirs, and larger bodies of water. The City of Renton has some advice such as “wash vehicles on grass or gravel areas to prevent wash water from running into storm drains.” More tips are here: https://rentonwa.gov/living/default.aspx?id=1638

In addition, some homeowners who don't want their newspapers/Renton Reporters simply leave them in their driveways until they break down and the residue flows into our storm drains. Please remove the plastic bags from your driveways so they can be contained in the landfills. BETTER YET, if you don't want the Renton Reporter, unsubscribe at: http://www.rentonreporter.com/contact_us/?contact=deliveryIssues. Use the form for "delivery issues" and in the comments tell them that you would like to unsubscribe. You can also call 425-255-3484 to unsubscribe.

Become a King County Master Recycler Composter (MRC)

Did you know that Americans waste about 25 percent of all food and drinks we buy? Food waste is a growing problem in the U.S., costing families an average of $130 every month. In landfills across the country, wasted food contributes to climate change, generating nearly one quarter of methane emissions in the U.S., a potent greenhouse gas.

You can make a difference by learning how to prevent food waste at home. King County is offering a FREE training, provided by Seattle Tilth staff, about food waste prevention and curbside composting. In exchange for the training, program graduates volunteer to teach others in their communities.

The MRC training includes three Saturday sessions starting on March 26 at the Kent Senior Activity Center (600 E Smith St, Kent).

After the training, volunteers put their training to work, helping friends, neighbors and community members prevent and reduce food waste. Outreach takes places at a variety of community events and locations, mostly in South King County.

Find out more and apply today. The deadline for applications is March 23.

The Master Recycler Composter program is a King County program managed by Seattle Tilth.

Thank you for making a difference and doing the little things that can help keep our neighborhood (and beyond) green and clean!

Honey Creek Ridge HOA E-Newsletter

Greetings from the Honey Creek Ridge Homeowners Association Board!
The Honey Creek Ridge HOA Board is made up of volunteers – your neighbors who also live in Honey Creek. Like you, we want to keep our neighborhood running smoothly, safe from crime, and looking good in order to maintain a high quality of life and preserve the value of our homes. We hope this newsletter will provide you with valuable information and resources.

HOA Annual Dues
This year annual dues are $475 per household, which equates to less than $40 per month. The dues and 2016 budget were approved at the HOA annual meeting last November that all homeowners were invited to attend (the proposed budget was mailed to each homeowner last October). Payments are due by April 1st. After that date, a $75 late fee will be assessed. Each homeowner should have received an invoice in the mail the end of January, along with the HOA newsletter. If you did not receive your dues invoice, please contact HOA Treasurer, Ann Green, at honeycreek.treasurer@gmail.com. Homeowners’ dues cover: landscaping fees and water for irrigation of common areas, electricity and street lights, repairs, and other HOA expenses. The HOA board is run by volunteers - your neighbors who work hard to keep dues reasonable. If we didn't have a volunteer board, each homeowner would pay at least double or triple our current dues to hire an HOA management company. Thank you for your timely payment to keep our neighborhood running smoothly.

Keep Honey Creek Beautiful!
Like you, we want to keep our neighborhood running smoothly and looking good in order to maintain a high quality of life and preserve the value of our homes. In order to maintain consistency and high quality esthetics of the homes in our neighborhood, HOA approval is required prior to building fences, decks, patios. sheds, painting exteriors of houses, etc. You can download the Property Improvement Request Form here: http://honeycreekridge.blogspot.com/p/architectural-committee.html. Proposition 1: Renton Regional Fire Authority (RFA)
On April 26, 2016, Renton and Fire District 25 voters will be asked to approve or reject the creation of a Renton Regional Fire Authority (RFA) and the associated funding for the proposed RFA. The proposed plan calls for the following service improvements for the growing greater Renton area:
·       Increased number of firefighters and EMTs to respond to fire and medical emergencies;
·       A new fire station will be built in the north end of Renton (Kennydale are next to I-405) in 2107;
·       Staffing of the new fire station will improve response times for fire and medical emergencies;
·       Restored fire inspector positions that were previously eliminated
·       Increased staffing for public education programs.
The RFA would cost homeowners an additional $1 per $1,000 of assessed value. For example, a 2,180 square foot home with a $291,000 assessed value would pay approximately $10 more per month than they currently pay for fire and emergency medical services. Neighborhood Progressive Dinner
Saturday, March 12th starting at 6pm

Spend a fun evening getting to know your neighbors and enjoying delicious food! For our progressive dinner, we will start at one neighbor's house for drinks and appetizers, walk to another for salad, another house for entrees, and make our way to a final house for desserts. Everyone participating can bring drinks and a food item to one of the four “host houses” (an appetizer, a salad, an entree, or dessert).

If you would like to participate, RSVP to Ellen Tennis for one of the following:

January 2016
Honey Creek Ridge HOA E-Newsletter

Greetings from the Honey Creek Ridge Homeowners Association Board!
The Honey Creek Ridge HOA Board is made up of volunteers – your neighbors who also live in Honey Creek. Like you, we want to keep our neighborhood running smoothly, safe from crime, and looking good in order to maintain a high quality of life and preserve the value of our homes. We hope this newsletter will provide you with valuable information and resources.

Damaged Fences
Some Honey Creek Ridge homeowners have had their fences damaged during the last couple months of windy weather. Neighbor Lee Holmes is coordinating a combined bid (which should be cheaper than a series of individual bids) for any homeowners who are interested in repairing and/or replacing their fence. If you are interested, please email Lee Holmes by February 1st with your name, address and the approximate length of fence you are interested in replacing. Each homeowner is responsible for the cost of their fence. As per our CC&Rs, HOA approval is required prior to building new fences, decks, patios, sheds, painting exteriors of houses, etc. Attached is the Property Improvement Request form, or you can download it from our HOA Architectural Committee page: http://honeycreekridge.blogspot.com/p/architectural-committee.html. Thanks, Lee, for heading up our fence repairs.

Cars Stolen from Driveways - Block Watch Meeting February 16th
A few Honey Creek Ridge neighbors have had their cars stolen out of their driveways in the past few months. The cars have been recovered, but this is a disturbing crime happening in our neighborhood. The HOA will be hosting a Block Watch meeting, led by the City of Renton Police Department, to discuss ways we can work together to protect our homes, property and neighborhood. The meeting will be held Tuesday, February 16th at 7:00pm at the home of Ellen Tennis and Mike Tribble: 3426 NE 23rd Place (cul-de-sac to the west off of Olympia Ave.). Adults only, please. Thanks, Ellen and Mike, for setting up and hosting the Block Watch meeting.

HOA Annual Dues
This year annual dues are $475 per household (which equates to less than $40 per month). Each homeowner should have received an invoice in the mail last week, along with our HOA newsletter. If you did not receive it, please contact HOA Treasurer, Ann Green, at honeycreek.treasurer@gmail.com. Homeowners’ dues cover: landscaping fees and water for irrigation of common areas, electricity and street lights, repairs, and other HOA expenses. Payments are due no later than April 1st, at which time a $75 late fee will be assessed. Thank you for your timely payment to keep our neighborhood running smoothly.

Monthly HOA Board Meetings
The HOA Board voted in January to hold our monthly board meetings the second Wednesday of every month at various board members’ homes. All Honey Creek neighbors are welcome to attend. The meeting on Wednesday, February 10th will be held at Mike Minato's home: 2529 Lynnwood Ave. NE at 7:00pm.

School Levy to Support Student Learning
On February 9th, citizens in the Renton School District will vote on two funding measures to support student learning. It is estimated that, with approval of the two-item package, homeowners will pay the same amount of tax in 2017 and beyond as they pay in 2016.
- Measure 1 on the ballot is an opportunity to build an additional elementary school for our growing student population, as well as renovate aging schools.
- Measure 2 is a school funding replacement levy. This is not a new tax; it replaces a measure that expires in 2016.

December 2015
Honey Creek Ridge HOA E-Newsletter

Greetings from the Honey Creek Homeowners Association Board
The Honey Creek HOA Board is made up of volunteers – your neighbors who also live in Honey Creek. Like you, we want to keep our neighborhood running smoothly and looking good in order to maintain a high quality of life and preserve the value of our homes. We hope this newsletter will provide you with valuable information and resources.

Boats and Trailers Parked in Neighborhood
Boats, trailers and other recreational vehicles are not allowed to be parked in driveways or on the streets in our neighborhood for more than 24 hours. This is in accordance with CC&R 5.6 which can be found here: http://honeycreekridge.blogspot.com/p/cc-82912-updated.html . Please find another place to store these. Of course, this is to keep our neighborhood looking great and to preserve the values of our homes!  Thank you for complying. Violators will be cited in accordance with the CC&Rs.

Landscape Report
ProGrass (the landscapers who take care of Honey Creek common areas) will trim the lower tree branches in December. They will stack the branches in piles along the curb then come back to chip and remove all debris. ProGrass tested all of the backflow check valves within our irrigation system and forwarded the test reports to the City of Renton. The irrigation system has been winterized.

HOA Annual Meeting and 2016 Budget
The HOA annual meeting was held Tuesday, November 17th at Sierra Heights Elementary. Of the 100 homes in Honey Creek, a total of 16 people attended (representing 14 households) and we received 12 proxies (7 hard copies via mail, and 5 via e-mail). HOA bylaws state that each household represents one vote. Total votes = 26 . Quorum is 10% for an annual meeting, so we easily reached quorum at 26%. At the annual meeting, we reviewed and approved the expenses for 2015. New members of the board were elected. The proposed 2016 budget was approved, so dues will be $475 per home next year – invoices will be mailed to each homeowner mid-January.

There was discussion about the sidewalks buckling due to the trees that were planted when the neighborhood was developed 20 years ago – the City of Renton approved the trees that were planted, which are the wrong variety for such a small planting area next to our sidewalks. Mike Minato, head of our Landscape Committee, is working on this and is in discussion with the City of Renton about the possible options. We are in the investigative stage and will keep homeowners apprised of the situation as we gather more information.

Monthly HOA Board Meetings
The Honey Creek HOA Board meets the second Tuesday of every month at various board members’ homes. We are skipping December but will resume again on Tuesday, January 12th at 7:00pm (location to be determined). All Honey Creek neighbors are welcome to attend. Email the board at honeycreekrenton@gmail.com in early January and we’ll let you know the location of the next board meeting.

Halloween
This Saturday is Halloween! Honey Creek is a popular “trick-or-treating” neighborhood, so there will be LOTS of kids in costumes walking around. Please DRIVE VERY SLOWLY through the neighborhood Saturday night. Also, Ellen and Mike will be having a food drive at their house to collect food to give to those less fortunate. You can drop off non-perishable items at their house: 3426 NE 23rd Place (the cul-de-sac off Olympia, to the west).

Tree Trimming
In addition to regular landscape clean-up in the neighborhood, ProGrass will be trimming up the lower branches of the trees in the parking strips and in the islands throughout the neighborhood. This will be completed by the end of the year.

Sidewalks
The City of Renton has installed asphalt wedges in the major gaps in the sidewalks around the neighborhood. This has been done to prevent trip hazards in the areas where the sidewalks have raised due to the growing tree roots. This is a temporary fix until a more permanent solution  and project plan is decided upon. The HOA is investigating various options and will keep Honey Creek homeowners updated.

HOA Annual Meeting
Tuesday, November 17th at 7pm at Sierra Heights Elementary: 2501 Union Ave NE. We will approve the HOA budget for 2016 and will also elect new board members.

New Middle School Will Serve Honey Creek Neighborhood!
The Renton School District is building a new middle school about four miles north of our neighborhood in Newcastle. It will open next fall 2016 and will serve the Honey Creek neighborhood. Click Here to read more and to view the boundary map and to learn how you can help name the school.

Honey Creek Neighborhood Updates

We have had reports from some homeowners of suspicious activity in our neighborhood. The Honey Creek HOA Board wants to let everyone know about these incidents and provide some resources and tips we can all implement to deter criminals from targeting our community.

Incident #1:
Recently during the day, neighbors on NE 23rd PL looked out their window and saw a guy ducking in between two homes at the end of the cul-de-sac. He was wearing all black and a black straight-billed baseball cap and was carrying a backpack. He was fairly short. A woman was standing on the street, apparently acting as a “look out”. She was a white female, about 35 – 40 years old with dark shoulder-length ratty pinkish dyed hair, parted down the middle and straight down the sides; heavy make-up.  She was wearing tight black leggings and a maroon pullover top.  She also had a backpack or a big black bag. The owners of one of the homes drove up and the woman went back between the houses (we assume to alert the guy). The guy came out around the other side of the house and took off at a very fast walk down NE 23rd PL. and took a left onto Olympia. The woman proceeded down NE 23rd place after a brief exchange with the homeowners who thought she was looking at their house (she implied this) as it is for sale, and took a right on Olympia. When the homeowner checked around the house, he saw footsteps leading up the back stairs onto their deck. During all of this, the neighbors were watching out the window and were on the phone with the police. The police came but by the time they got there, the man and woman were nowhere to be found.

Incident #2:
A homeowner on NE 26th Ct. had their garage doors open while mowing the back yard.  Later they noticed that half of their power tools were missing from the workbench.  It was mid-day and only for about a half an hour.  This was reported to the police.

Incident #3:
On Sunday September 20th at around 2am a vehicle hit one of our large neighborhood mailboxes on Lynnwood Ave NE and never stopped. At least three neighbors heard the loud impact. The cost and replacement of the mailbox is the responsibility of our HOA. It has been ordered and is expected to arrive sometime this week. If you can help with installation, please email honeycreekrenton@gmail.com. In the meantime, the eight neighbors who use that mailbox are having to collect their mail from the post office.

Other Incidents:
Various homeowners have reported items being stolen out of their cars that are parked in their driveways. Many times these cars have been unlocked. Packages have also been stolen from people’s front porches.

Safety Tips:
1.          Keep outside lights on at night.
2.          Set automatic timers on a few indoor lights so lights come on in the evening even if you’re not home.
3.          Coordinate with your immediate neighbors to watch each other’s homes. Be sure to have each other’s phone numbers to stay in contact. Let neighbors know when you will be out of town and ask them to watch your house while you’re gone.
4.          Trim shrubs to keep areas around your house visible and not provide hiding spots for criminals.
5.          Do not leave valuables in cars that are parked in your driveway, and remember to lock them up at night.
6.          If you are having packages delivered and you won’t be home, consider having them delivered to your place of employment, or ask a neighbor who is home to retrieve the package off your front porch.

Resources:

If you have an emergency or see suspicious activity in the neighborhood, call 911.

OTHER NEWS

Trees and Leaf Clean-Up:
- We are getting bids to have the trees trimmed, especially the lower branches that when wet, hang very low and impede driveways and sidewalks.
- Please do not blow or rake leaves from your property on to the sidewalk, parking strip or street for the HOA landscape contractor to clean up. Our contract with ProGrass is for them to remove leaves from the common areas which include the sidewalk, parking strip and street (not each of our yards).
- If storm drains get covered with leaves during wet weather, it would be great if all of us could help keep them cleaned out. City street sweepers do come through occasionally, but between those times, let's all help to keep the storm drains clear of debris to keep rainwater flowing down the drains.

HOA Annual Meeting:
Tuesday, November 17th at 7pm at Sierra Heights Elementary: 2501 Union Ave NE.

This e-newsletter is intended for the homeowners and residents of the Honey Creek neighborhood in north Renton.

Honey Creek Neighborhood Updates

Greetings from the Honey Creek Homeowners Association Board!
We are your neighbors who volunteer on the Board of our Honey Creek HOA, a community of 100 homes. Like you, we want to keep our neighborhood running smoothly and looking good in order to maintain a high quality of life and preserve the value of our homes. We hope this newsletter will provide you with valuable information and resources.

Stay Connected
The Honey Creek HOA Website is: www.honeycreekridge.blogspot.com. Here you'll find the CC&R's and by-laws governing our HOA, as well as meeting minutes, board contact information and pictures of activities in the neighborhood.
- The Honey Creek HOA Facebook page is: https://www.facebook.com/honey.creek.39 (you do not need a FB account to view this page)
- We would like to get e-mails and phone numbers for each household in Honey Creek. This information will ONLY be used for Honey Creek and will not be given out to any other organization. Please send your name, address, phone number and e-mail (or whatever information you're comfortable sharing) to the HOA e-mail address: honeycreekrenton@gmail.com.

Fall Yard Maintenance
After the hot dry summer, many of our lawns and gardens are in need of an overhaul! Some plants didn't make it through the summer and need to be pulled, weeds are popping up, bushes need trimming and some lawns have bare patches, etc. Thanks to everyone for your collective effort in keeping Honey Creek looking great!

You can do yard clean-up yourself, or hire a company of your choosing to do it for you. One company that does work for many Honey Creek homeowners is:
MJW Services, Inc.
Mike Wehrle, GM

Common Areas in Honey Creek Neighborhood
- We are working with the City of Renton to address the issue of the trees buckling the sidewalks in our neighborhood.
- We are getting bids to have the trees trimmed along the parking strips and in the islands.
- The mailbox on Lynnwood Ave. that was plowed down by a car in the middle of the night will be replaced soon.

Community Emergency Response Team (CERT)
As part of "Ready in Renton," the city will be training volunteers in first aid, search and rescue, fire suppression and more in preparation for possible natural disasters. We would love to have a team of people from Honey Creek attend these trainings so our neighborhood is prepared to help each other out following a disaster. CERT training will be every Tuesday evening at 6pm from September 22 - November 3, followed by a disaster simulation on Saturday, November 7th. Cost is $25 per person. More information is here: http://rentonwa.gov/cert/. You can sign up by calling 425-430-6700. Let us know if you'll be participating so we know which Honey Creek residents will be part of our Community Emergency Response Team.

Neighborhood Welcome Committee
We are starting a committee to welcome new homeowners to the Honey Creek neighborhood. If you're interested in joining this fun team and occasionally baking a pie or some cookies, please reply to this email and we'll let you know more about it!
